There are a lot of hazards involved when working with electricity and it is even more dangerous when you add water into the mix. A licensed electrician will make sure that you have the proper permits pulled, will perform a load calculation, make sure you have G.F.C.I protection, and that all the proper electrical codes are followed while doing the installation. An electrician should ALWAYS pull a permit when installing a hot tub and it should always be inspected.

Buying a new home is a big investment and depending on the age of the home you are looking at; this will ultimately decide the type of electrical issues or concerns you could potentially have to deal with. Knowing beforehand what electrical issues that could arise will help you make a well-informed decision when purchasing your new home. If the house was built in the 1930’s it could have knob and tube wiring and this type of wiring just does not work with today’s electrical needs. Aluminum wiring was used in the late 1960’s to the early 70’s and is known to cause a lot of problems, such as flickering lights, hot cover plates, overheating and even fires.

Always make sure the outside outlets, kitchen outlets and bathroom outlets are G.F.C.I protected. The G.F.C.I or Ground Fault Circuit Interrupters, will monitor the flow of electricity and keep your home’s electrical system safe. Having G.F.C.I outlets in your home can be lifesaving and protect you from danger and possibly a lethal shock.

In today’s world it is not uncommon to have air-conditioning, hot tubs or other appliances in our homes that will utilize a lot of electricity. A very important question to ask is what size is the electrical panel in the home? A 60-amp service will not suffice in most homes today and would need to be upgraded to at least a 100-amp or even a 200-amp service.

Buying a new home can come with its ups and downs but making sure you hire the right professional to do the inspections will leave you without any future disappointment. Have a licensed Electrician do an electrical inspection, a licensed plumber to do a plumbing inspection and a home inspector to take care of the rest.
